Each project we’ve created in the past has informed the work we do today. When our team aligns with their passion & values, they leave our world with a little beauty, and breathing room. Our initiatives simply look for ways to value the overlooked and create opportunities for the underserved.

Attainable Housing

Why should great housing be a compromise? When it comes to community and beautiful places to live—there shouldn’t be.

We all deserve to take pride in our home, and build our best life. Attainable housing is exactly that: housing that can serve a phase of life, or all of it. We want to empower our residents to have a lovely roof over their heads and food on their tables. The Kind Project is within walking distance of working and shopping, which reduces and even eliminates auto-dependency. We have included amenities and services at each site so residents can enjoy wholehearted, connected living. Our projects include solar and other energy-saving measures that meet the challenges of climate change. The footprint may be very small, but the impact can be expansive. We believe there really is enough for everyone — and that if we create a “kind” environment, it can ripple that kindness throughout our community.

We seek local brands, skilled people, creative businesses, and develop unique spaces to serve them so they can serve our community.

We attempt to go beyond our role as landlord, and work to ensure talent can get into space with limited debt, helping to eliminate the stress of earning a living. Our objective is to deliver turnkey retail spaces that match the needs of the operator, so they can focus their energy on what matters, their craft. Our coordinated approach helps our retail partners thrive.

Public Art

When it comes to space and place, we believe art is meant for the public, not to be hidden away in a private collection to be seen only by a few.

We want art to fill our projects and benefit everyone that comes into contact with the work and its message. We commission works like “The Wishing Wall” where people can engage with a giant dandelion to make wishes of their own. This wildly optimistic work of art has fulfilled its mission by transforming an alley once filled with despair, and replaced it with hope. Every child can make a birthday wish, and every engagement can start with well-wishes. These moments in our lives, those that bring us optimism and courage, now have a backdrop to send our wish out to our world.  This positive moment is one way public art benefits all. Beauty and hope matter, now more than ever.

Alley Activation

The interstitial spaces between buildings are just as important as the main thoroughfares of a city.

Alleys become vital arteries of culture and community and pump creative capital through cities. They are the forgotten spaces that join our homes and extend neighborly windows. Alleys create a 360-degree value for properties, previously only valuable for their street fronts. We co-chaired the ‘Alley Activation’ non-profit program in Sacramento, and established Liestal Alley as the pilot program. Liestal Alley is now lined with a permeable surface, is ADA accessible, and created housing and business opportunities from neglected space. All Midtown & Downtown alleys in Sacramento are now named so the opportunity exists to expand this program.  Bringing activated space, and fresh eyes to our alleys, creates safer neighborhoods.
